Set among Matakana’s rolling green hills, this warm and welcoming home is designed for both the quiet rhythms and joyful chaos of family life. Making the most of its semi- rural setting while offering a haven to come home to.
Built by Bay of Plenty-based Fraemohs Homes for relatives living locally and their three primary school-aged children, the design is a thoughtful reworking of the company’s Greywacke plan to suit the tricky site. Every detail was considered to evolve alongside the family, meeting the demands of busy mornings, long summer evenings, and weekends full of friends – all while meeting a 6 Homestar rating, ensuring year-round comfort and energy efficiency.
At the heart of the home is a light- filled open-plan living space that flows seamlessly onto a sunlit deck and future pool area – perfect for gatherings and active children. The kitchen, designed by HK Kitchens, features a scallop- panelled kitchen island while a terracotta tile splashback adds warmth and texture. Smart budget-conscious swaps, such as stone in place of porcelain for the benchtop, freed up funds to invest in these statement features.
A window splashback not only brings in natural light and frames the rural views, but also provides a perfect line of sight to the tennis court across the road – a subtle nod to the practicalities of parenting. And for some respite, a sunny window seat near the kitchen offers a quiet spot to read or enjoy a coffee while looking out over the hills.
The children’s lounge is another clever inclusion, with their bedrooms located directly off it to give them independence while still feeling connected. Throughout the home, discreet cabinetry and smart solutions keep the everyday tucked away, ensuring the house feels calm and uncluttered – an essential feature for both everyday family life and welcoming Airbnb guests.
Western Red Cedar cladding brings a distinctive warmth to the exterior while remaining cost-effective. Initially a point of uncertainty, it has become one of the home’s most admired features. With a Scandi-inspired aesthetic running throughout – natural materials, clean lines, and spaces that feel both open and restful – this home is proof that architectural style doesn’t have to cost the earth.
Although the build team was based outside the region, this challenge quickly became a highlight, with local trades coming together seamlessly to bring the project to life. From meticulous painting to thoughtful electrical work, the workmanship reflects the pride of every contributor.
Delivered on time and on budget, the result is a home that invites connection, offers room to recharge, and will adapt beautifully as the family grows.
